Oella is a genuinely unusual place to work. A nineteenth-century mill village stacked up a steep hillside above the Patapsco, with narrow lanes, stone and frame houses built for mill workers, and a restoration history that means almost every property has been modernized at some point by someone.

The plumbing reflects that. We find original runs, 1970s renovations, thoughtful 2000s restorations and improvised repairs, sometimes all in one house. Access is tight, the grades are severe, and nothing is where the drawing would put it in a conventional house.

Yes. In Oella that is routine. We plan routes through whatever space exists — chases, closets, crawl areas — and open the minimum needed. PEX is usually the right material precisely because it routes where copper cannot.
