Owings Mills is mostly newer than the neighborhoods closer to our shop, with large stretches built from the 1980s onward and significant continuing development. Modern materials, modern venting, and generally fewer of the surprises that come with pre-war plumbing.
That does not mean no problems — it means different ones. Fast-built subdivisions produce their own patterns: fixture-grade fittings that fail early, water heaters installed in interior closets without proper pan drainage, and drainage runs that meet code on paper but perform poorly because of how they were routed around structure.
We also see more tankless equipment here than in the older neighborhoods, which brings the hard water conversation to the front. A tankless heat exchanger has nowhere to hide sediment, so in Baltimore County water it needs annual descaling and ideally a scale-prevention strategy. Plenty of Owings Mills units we service have never had either.
