Severn has grown significantly with the expansion around Fort Meade, and the result is a housing mix that spans several decades within a small area. Older properties on established roads sit next to subdivisions from the 1990s and communities built in the last few years.
That variety means we ask about build year before anything else. A 1965 rancher and a 2015 colonial two streets away have essentially nothing in common mechanically, and the same symptom points to different causes in each.
Turnover is also higher here than in a settled community like Linthicum, with military and government households moving through. That produces a steady flow of pre-purchase inspection work and the fixture and heater replacements that come with a change of ownership.
What we find in Severn homes

Housing from many eras in close proximity
Build year drives the diagnosis. Older properties carry cast iron and period copper; newer ones carry modern materials with component-level failures. We ask first rather than assuming.
Higher property turnover
With more frequent moves, pre-purchase plumbing inspections and sewer scopes are especially worthwhile. Finding a failing lateral before settlement is very different from finding it after.
Newer subdivisions and component life
Houses built in the 1990s and 2000s are reaching the point where angle stops, supply connectors and water heaters need attention even though the piping is fine.
Neighborhoods and landmarks we work around
We cover all of Severn and the surrounding Anne Arundel County communities, including 21144. Areas we are in regularly:

What Severn customers tell us
A lot of our Severn work comes from people about to buy or just moved in. A clear picture of what they own is worth more than a quick fix.
I had an outstanding experience with Collins & Sons LLC. Daniel has done several projects at my home over the last 4 years. He has helped me with small projects (replacing a garbage disposal), large projects (renovating my patio) and random projects. No mat…
Needed a water heater and my upstairs plumbing replaced. After contacting them they were very flexible to my schedule, also explaining in detail costs and procedures. Who doesn't like an honest family owned professional? I would use them again any time and…
Danny is a very professional and friendly person to work with. His work as a plumber and contractor is outstanding. He receives a high rating as he cleans up after he finishes working. I highly recommend this company and Danny to work on any project for you…
Plumbing questions from Severn
Should I get a sewer scope before buying in Severn?
On anything built before roughly 1980, yes. Standard home inspections do not include the lateral, and it is one of the few systems that can produce a large surprise shortly after settlement.
I just moved in. What should I check first?
Locate and test the main shutoff, check the water heater's age on its label, look at the angle stops under every fixture, and check for any staining under sinks and around toilets. That half-hour tells you most of what you need to know.
Do you serve the Fort Meade area?
Yes, Severn and the surrounding Anne Arundel communities are part of our regular service area at about eighteen miles from Catonsville.
