The inner Silver Spring neighborhoods have a housing profile we know extremely well, because it is essentially the same as Catonsville's. Streetcar-era and pre-war bungalows and colonials, built with galvanized supply and cast iron drainage, then renovated in pieces over the following eighty years.

That means the problems are familiar. Pressure that has been declining for two decades. Discolored water at first draw. A drain that keeps backing up because a cast iron line has scaled down to half its bore. Mixed metals joined without dielectric separation, corroding quietly at the junction.

Further out toward the Beltway and beyond, the housing gets newer and the problems shift toward water heaters, fixture components and hard water. Silver Spring also has a great deal of condominium and apartment stock, which brings shared-stack diagnostics into the picture.

What we find in Silver Spring homes

On a call in Silver Spring.

Pre-war housing with original systems

Galvanized supply, cast iron drainage, plaster-and-lath walls and non-standard fixture roughs. This is the housing type our shop was built around, and the working methods transfer directly.

Condominium and shared-stack diagnostics

In multi-unit buildings, a problem in one unit is frequently a shared-system issue. Establishing that properly protects the owner from paying for a building repair out of their own pocket.

Montgomery County permitting

Montgomery County has its own permitting and inspection process for plumbing and gas work, distinct from Baltimore County. We work within it rather than skipping it.
