The Johnnycake Road corridor runs a long way and picks up a lot of different housing on the way. Post-war ranchers, later split-levels, townhome groups and pockets of newer construction, all with different plumbing profiles. Build year is the first question we ask before anything else.

My pump runs but the basement still gets wet. Why?

Most often the discharge line. If it terminates close to the foundation you are simply recycling the same water back into the ground beside the basement. A failed check valve or a crushed section does something similar. All three are inexpensive to fix.

My townhouse drain backs up but my neighbour is fine. Is it mine?
